GENIUS LOCI
The plot of land to be developed is centrally located in Reifnitz. Towards Seestrasse, the plot is flat and opens onto the town‘s multifunctional open space, where farmers‘ markets and festivals are currently held. Towards the south, the terrain rises by approximately 11 metres. The topography forms a natural spatial boundary here and is an essential parameter guiding the design.
SITE - BASIC CONCEPT
The new building yard fits precisely, proportionally and unobtrusively into the location. The required space allocation plan is divided into three orthogonal structures. These form a courtyard that is protected from view and noise, opening to the east towards the potential exit on Raunacher Straße. The structure is based on the requirements for conditioned and unconditioned areas and on functional relationships. The height of the buildings is based on the topography. The rooms with the highest height requirements and the salt silo are located on the steep slope to the south.
The buildings located in the north and west are single-storey. The position of the structures and their varying heights ensure that they fit in with the local area in terms of scale.

NORTH-WEST BUILDING: The office and toilet facilities are located in the entrance area. The entrance area is clearly visible from the office, and the toilet facilities can be used both internally and externally.
WEST BUILDING: A single-storey, elongated flying roof structure housing the carport, courtyard petrol station and outdoor storage area. In the southern section, the covered areas transition into an uncovered storage area and the location for the salt silo. In the northern section, located at the entrance, there is an area accessible from the outside that can be used as a farm shop, book box, or similar.
SOUTHEAST BUILDING STRUCTURE: The southeast building structure is positioned close to the embankment to the south. Complex slope stabilisation, structural measures and sealing of the exterior components are avoided, as the exterior wall is only filled to a height of approx. 2 m. Low-maintenance skylight windows in the exterior wall ensure optimised daylighting.
